LandlordPro vs Rentec Direct: Which is Right for You?

TL;DR: Rentec Direct is a long-established, flat-fee platform: $25/mo for up to 10 properties, $50/mo unlimited. It does accounting, screening, portals and syndication well and locks you into nothing. Where it thins out is the newer end of the job — reviewers call the mobile app dated and report customization weak, and there is no AI receipt scanning or inspections module. LandlordPro starts free, runs $19–$99, and carries notices, inspections and the eviction timeline.
How this comparison is written. Rentec has been doing this since long before we existed and has a loyal base of small operators. This is a fit comparison, not a takedown. Figures from Rentec's pricing page, September 2026.

What Rentec Direct does well

Flat, honest pricing with no contract: Starter at $25/mo for up to 10 properties, Pro at $50/mo unlimited, and a separate $50/mo PM tier for third-party managers, all with free setup. Screening is built in (credit, criminal, eviction history, SSN validation) at $10–$29.45 depending on tier and depth, listings syndicate to Zillow, Trulia and Apartments.com, and the accounting is full trust-style bookkeeping rather than a simplified ledger. ACH is free on Pro for the first payment per property each month.

Where Rentec Direct fits:

  • Landlords who want unlimited units at a flat $50 with no per-door math
  • Small professional managers who need owner statements and trust accounting
  • Anyone who wants screening and syndication without add-on pricing
  • Landlords who value a vendor with a long track record

Where Rentec Direct shows its age

The platform is broad but the newer conveniences are missing, and the transaction fees stack on a small portfolio:

  • No AI receipt scanning. Expenses go in by hand or by import.
  • No native inspections module documented for move-in, move-out or periodic condition records.
  • Native e-signature and legal notice generation are not documented on its own feature pages.
  • Reviewers call the mobile app dated and report weak, uncustomizable owner reports.
  • Starter ACH is $2 per transaction in and out, which adds up fast on a small portfolio.

  • You want the newer conveniences rather than the deepest back office

Switching from Rentec Direct to LandlordPro

Moving landlord software feels risky mostly because nobody explains the order of operations. Here it is, plainly.

1. Export from Rentec Direct. Rentec exports properties, tenants, leases and the full transaction ledger as spreadsheets from its reporting module.

2. Import properties and units first. Properties and units first, then tenants and leases, then the ledger for your own archive. Rentec's ledger is deeper than what the import wizard consumes, so treat the export as history rather than something to force in. The import wizard accepts CSV for properties, units, tenants and leases.

3. Re-authorize rent payments. No platform can hand an ACH authorization to another one — that agreement is between your tenant, their bank and the processor. Tenants re-enroll once from the portal, and Venmo and Zelle need nothing set up at all.

4. Run one month in parallel. Keep the old account alive through one full rent cycle and check both against your bank statement. When they agree, cancel. This costs one month's subscription and removes essentially all of the risk.

What won't come across. Trust-accounting records and owner statements do not map across, because LandlordPro is not built to manage on an owner's behalf. Keep the Rentec export as the archive.

What you actually get

Comparison tables flatten everything into checkmarks. These are the parts landlords actually notice in the first month, in the order they tend to notice them:

  • AI receipt scanning with your phone as the scanner. Photograph the receipt, the data comes off it, and it files itself onto the Schedule E line your tax preparer is going to ask for. This is the one that saves the most hours.
  • Guided photo walkthroughs. Your phone becomes the move-in and move-out condition record — a guided sequence, timestamped, so a deposit dispute is a document instead of an argument.
  • Leases in minutes, customizable, e-signed. A wizard walks the terms, the lease generates against your state's template, and it goes out for signature without leaving the app.
  • Phone contacts that sync themselves. Add a tenant and they land in your phone's contacts, rent amount on the contact card, so an unknown number calling at 9pm has a name and a balance attached.
  • One click to message a whole building. The communication bar reaches every tenant, or every tenant in one building, in a single click — the "drip your faucets tonight" message takes ten seconds.
  • Power tools on the side. Deal analyzer, cash flow tool, and an early payoff calculator, for the next property rather than the ones you already own.

The product is built and run by one person who self-manages 13 units — three duplexes, a triplex and a quad. Every feature above exists because the alternative was doing it by hand on a Saturday.

Frequently asked questions

Is Rentec Direct cheaper than LandlordPro?

Above roughly 50 units, yes — Rentec Pro is $50 a month for unlimited units against $99 at our Property Manager tier. Below that, LandlordPro is cheaper, and free up to 4 units where Rentec starts at $25.

Does Rentec Direct have a free tier?

No. Pricing starts at $25 a month for up to 10 properties. That is the main difference for a landlord with one or two units.

What does LandlordPro add over Rentec Direct?

AI receipt scanning, native inspections, a legal notice generator, an eviction timeline with deadline tracking and a Tenant Records Bundle PDF with an AI summary. Rentec's strength is the accounting and owner reporting, which is deeper than ours.

I manage units for other owners — which one?

Rentec, probably. Its PM tier is built for third-party management with owner statements and trust accounting. We are built for people who own what they manage.
