LandlordPro vs Hemlane: Which is Right for You?
What Hemlane does well
Hemlane sells four tiers: Starter free, Basic at $2/unit (about $30/mo including the $28 platform fee), Essential at $20/unit (about $48/mo), and Complete at $58/unit (about $86/mo). The upper tiers add 24/7 repair coordination, a vetted repair network and a property-management assistant — real human help, not features. Syndication is unusually broad (30+ sites including Zillow) and available even on the free tier, ACH rent collection carries no fee, and support and onboarding earn consistent praise in reviews. Screening is $40, paid by the applicant.
Where Hemlane fits:
- Landlords who want someone else taking the 2am repair call
- Out-of-state owners who need licensed local help without a full management contract
- Anyone who values very broad listing syndication on a free tier
- Landlords who would rather buy a service than learn a system
Where Hemlane gets expensive or thin
Priced per unit and per service, the bill grows with the portfolio, and several things that read like features are separate purchases:
- Inspections are inside the tenant-placement add-on, which starts around $695 — there is no standalone module for routine periodic inspections.
- Evictions are an add-on service (Eviction Shield from about $4.95/mo, or around $475 per case) routed to process servers and attorneys, not a self-serve timeline you drive.
- The accounting draws complaints. Reviewers describe an envelope-style system rather than a ledger, with disputes over how partial payments land, and no bulk import of prior records.
- Cards carry 3%, and the platform fee applies on top of the per-unit rate.
- No QuickBooks integration and no AI receipt scanning.

Who should pick which?

- You want the widest possible listing syndication on a free tier
Pick LandlordPro if…

- You want receipts scanned and a ledger you can reconcile against the bank
- You want Venmo and Zelle collection with no platform fee
Switching from Hemlane to LandlordPro
Moving landlord software feels risky mostly because nobody explains the order of operations. Here it is, plainly.
1. Export from Hemlane. Hemlane exports tenants, leases and financial records from its reporting screens; the accounting export is the one to check carefully before you rely on it.
2. Import properties and units first. Properties and units first, then tenants and leases. Hemlane's accounting is organized differently from a straight ledger, so reconcile the imported balances against your bank statement rather than against Hemlane's own figures. The import wizard accepts CSV for properties, units, tenants and leases.
3. Re-authorize rent payments. No platform can hand an ACH authorization to another one — that agreement is between your tenant, their bank and the processor. Tenants re-enroll once from the portal, and Venmo and Zelle need nothing set up at all.
4. Run one month in parallel. Keep the old account alive through one full rent cycle and check both against your bank statement. When they agree, cancel. This costs one month's subscription and removes essentially all of the risk.
What won't come across. Coordination history from Hemlane's repair service — the call logs and vendor dispatch records from their team — has no destination here, because that is a service you were buying, not data you were keeping.
What you actually get
Comparison tables flatten everything into checkmarks. These are the parts landlords actually notice in the first month, in the order they tend to notice them:
- AI receipt scanning with your phone as the scanner. Photograph the receipt, the data comes off it, and it files itself onto the Schedule E line your tax preparer is going to ask for. This is the one that saves the most hours.
- Guided photo walkthroughs. Your phone becomes the move-in and move-out condition record — a guided sequence, timestamped, so a deposit dispute is a document instead of an argument.
- A rent roll that handles the awkward months. Payments, late payments, partial payments, credits and discounts, mid-month turnover with two tenants in one unit — the cases that break a spreadsheet.
- Leases in minutes, customizable, e-signed. A wizard walks the terms, the lease generates against your state's template, and it goes out for signature without leaving the app.
- Power tools on the side. Deal analyzer, cash flow tool, and an early payoff calculator, for the next property rather than the ones you already own.
- One click to message a whole building. The communication bar reaches every tenant, or every tenant in one building, in a single click — the "drip your faucets tonight" message takes ten seconds.
The product is built and run by one person who self-manages 13 units — three duplexes, a triplex and a quad. Every feature above exists because the alternative was doing it by hand on a Saturday.
Frequently asked questions
Is Hemlane cheaper than LandlordPro?
At the free and Basic tiers, yes. Hemlane Basic runs about $30 a month for a small portfolio ($2 per unit plus a $28 platform fee). The cost climbs per unit, and the tiers that include repair coordination run $20 to $58 per unit. LandlordPro is flat at $19, $49 or $99 regardless of unit count within the tier.
Does Hemlane handle evictions?
Not inside the software. Hemlane sells an eviction service — Eviction Shield, from about $4.95 a month or roughly $475 per case — which routes to process servers and attorneys. LandlordPro gives you the notices and a deadline timeline you drive yourself, included in the Property Manager tier.
Does Hemlane include inspections?
Not as a standalone module. Inspections appear inside the tenant-placement add-on, which starts around $695, or as a separate service from about $300. LandlordPro includes native inspections with per-unit tracking.
Should I use Hemlane instead if I own out of state?
Possibly, and that is an honest answer. Hemlane's real product is licensed local people — showings, repair calls, boots on the ground. No software replaces that. If you want a person in the loop, Hemlane is the better buy; if you self-manage, you are paying per unit for services you will not use.
