LandlordPro vs Yardi Breeze: Which is Right for You?
What Yardi Breeze does well
It puts a professional accounting engine behind a simpler interface: $1/unit/month residential on an annual agreement, $100/month minimum, with no separate onboarding, training or support fees. Online applications, screening and state-based lease documents with e-signature run in one flow, vendor tasks and documents are handled, and listings get exposure through RentCafe. Breeze Premier ($400/month minimum) adds the deeper accounting and other property types.
Where Yardi Breeze fits:
- Portfolios large enough that $100–$400 a month is a rounding error
- Anyone who needs Yardi-grade accounting without Voyager
- Operators handling commercial, affordable or association properties too
Where it does not work for a small landlord
The per-unit headline does not survive contact with a small portfolio:
- $100/month minimum on Breeze. At 10 units that is $10 a door, not $1.
- $400/month minimum on Breeze Premier, which is where the deeper accounting lives.
- Annual agreement to get the quoted rate.
- No API for smaller customers, per reviewers, which pushes work back to manual.
- Reviewers report features shipped incomplete, including online applications and lease signing, plus a real learning curve and inconsistent post-sale support.
- No AI receipt scanning, and inspections and a tax-package export are not documented.

Switching from Yardi Breeze to LandlordPro
Moving landlord software feels risky mostly because nobody explains the order of operations. Here it is, plainly.
1. Export from Yardi Breeze. Breeze exports properties, tenants, leases and the general ledger from its reporting screens.
2. Import properties and units first. Properties and units first, then tenants and leases. Bring the ledger as an archive — Yardi's accounting is deeper than what the import wizard consumes. The import wizard accepts CSV for properties, units, tenants and leases.
3. Re-authorize rent payments. No platform can hand an ACH authorization to another one — that agreement is between your tenant, their bank and the processor. Tenants re-enroll once from the portal, and Venmo and Zelle need nothing set up at all.
4. Run one month in parallel. Keep the old account alive through one full rent cycle and check both against your bank statement. When they agree, cancel. This costs one month's subscription and removes essentially all of the risk.
What won't come across. Commercial, affordable-housing and association records have no destination here; LandlordPro is residential. If your portfolio spans those, Breeze is the better home for them.
What you actually get
Comparison tables flatten everything into checkmarks. These are the parts landlords actually notice in the first month, in the order they tend to notice them:
- AI receipt scanning with your phone as the scanner. Photograph the receipt, the data comes off it, and it files itself onto the Schedule E line your tax preparer is going to ask for. This is the one that saves the most hours.
- Guided photo walkthroughs. Your phone becomes the move-in and move-out condition record — a guided sequence, timestamped, so a deposit dispute is a document instead of an argument.
- Leases in minutes, customizable, e-signed. A wizard walks the terms, the lease generates against your state's template, and it goes out for signature without leaving the app.
- Applications that pre-screen on your criteria. You set the qualifications. Applicants come back ranked against them, with weak matches collapsed out of the way so you're reading the ones worth reading.
- One click to message a whole building. The communication bar reaches every tenant, or every tenant in one building, in a single click — the "drip your faucets tonight" message takes ten seconds.
- Power tools on the side. Deal analyzer, cash flow tool, and an early payoff calculator, for the next property rather than the ones you already own.
The product is built and run by one person who self-manages 13 units — three duplexes, a triplex and a quad. Every feature above exists because the alternative was doing it by hand on a Saturday.
Frequently asked questions
Is Yardi Breeze really $1 per unit?
Only above about 100 units. There is a $100 monthly minimum on Breeze and a $400 minimum on Breeze Premier, so a ten-unit landlord pays $10 a door, not $1.
Does Yardi Breeze require a contract?
The quoted per-unit rate is tied to an annual agreement. LandlordPro is month to month.
What does LandlordPro add over Yardi Breeze?
An eviction timeline with deadline tracking, a Tenant Records Bundle PDF with an AI summary, AI receipt scanning and native inspections. Breeze's accounting is deeper than ours; that is the trade.
Who should stay on Breeze?
Anyone above roughly 100 units who wants Yardi-grade accounting, and anyone managing commercial, affordable or association properties alongside residential.
