LandlordPro vs Buildium: Which is Right for You?

TL;DR: Buildium is great if you have 50+ units, employees, and need full accounting with general ledger. LandlordPro is built for self-managing landlords with 1–50 units who want tenant screening, ACH rent collection, e-signature leases, a real eviction toolkit, and AI helpers — at roughly a third of the price.
How this comparison is written. We use Buildium. We've sat in their product. We think it's a capable enterprise tool — this isn't a hit piece. Our only claim is that LandlordPro is a better fit for a specific user who doesn't need everything Buildium offers and doesn't want to pay enterprise pricing to get it.

What Buildium does well

Buildium (owned by RealPage since 2019) is a mature property management platform that's been around since 2004. It's earned its reputation: the accounting module is genuinely good, with proper general ledger, trust accounts, 1099 eFiling, and AP/AR workflows that an actual bookkeeper can live in. Reporting is deep. Multi-user permissions work. If you run a management company with 5 employees and 200 doors, Buildium is legitimately one of the best tools you can buy.

Where Buildium fits:

  • Property management companies with 50+ units under management
  • Operations with employees that need role-based logins and audit trails
  • Portfolios that have outgrown spreadsheets and need real accounting
  • Anyone who already uses QuickBooks and wants clean two-way sync

Where Buildium falls short for small landlords

Buildium was built for property management companies. When a self-managing landlord with 3 single-family rentals logs in, the UI shows them features they'll never use, charges them for units they don't need, and asks them to configure an accounting stack that's overkill for their situation.

Specific friction points we hear from small landlords evaluating Buildium:

  • Pricing doesn't match portfolio. Minimum monthly fees around $58 feel steep when you're collecting $3,000 in monthly rent across 3 units.
  • Onboarding is a project. Setting up properties, chart of accounts, fees, and syndication in Buildium takes hours. Most small landlords don't have "hours to spend learning the dashboard" as a line item.
  • Interface density. Buildium has 10+ menu items with multi-level nav. For a 5-unit landlord, this is a lot of chrome.
  • Inspections are outsourced. Buildium integrates with HappyCo or third parties rather than shipping native inspections.
