Programs, insurance and deposit programs lets you offer tenants an optional renters insurance alternative and a security deposit replacement through a partner. Tenants always choose. Enroll, bring their own insurance, or decline. Premiums are added to rent as a lease adjustment. And when tenants pay by ACH, the insurance portion stays with the platform so you receive only your rent. Enable resident benefits, turns the program on. It asks you to accept the partner's terms first.

Once enabled, program configuration chooses which programs to offer. The renters insurance alternative and security deposit replacement. New lease defaults. Require liability coverage on new leases makes the lease wizard default to requiring it. If a tenant's coverage lapses, choose Landlord Absorbs. The premium is charged to you and coverage continues, or drop coverage after the grace period. The lapse grace period is how many days you wait, 15 by default.

Absorb premium by default makes new enrollments your cost instead of the tenants. Useful if you offer coverage as an amenity. Off by default, tenants are billed through a monthly lease line item. Radius matching1:22
Turn it on and set your location for radius matching. Use your business address from the profile or a custom address with set location. Then drag the sharing radius 30 miles by default.
